About the Role
Clergy & Wisemen LLP is inviting applications for the position of Associate (A1) in its Real Estate Practice at the New Delhi office, with a primary focus on real estate due diligence assignments.
This role is ideal for legal professionals seeking deep, hands-on exposure to title investigations, land records review, and preparation of comprehensive Due Diligence Reports (DDRs).
Practice Coverage

Real estate due diligence and title investigations

Review of ownership, chain of title, and encumbrances
-
Examination of land use, zoning, and regulatory approvals

Verification of registration, revenue, and municipal records
-
Ancillary real estate advisory linked to due diligence findings
Key Responsibilities
-
Conducting end-to-end property due diligence, including review of historical title documents and revenue records
-
Preparing detailed Due Diligence Reports (DDRs) highlighting risks, deficiencies, and remedial measures
-
Identifying and analysing title defects, encumbrances, and regulatory non-compliances
-
Coordinating with local counsels, revenue offices, and registration authorities, as required
-
Assisting with drafting or reviewing transaction documents to the extent linked to due diligence outcomes

Legal research on land laws, stamp duty, registration, and local real estate regulations
Eligibility Criteria

Law graduate with approximately 1 year of PQE in real estate due diligence or property documentation
-
Strong drafting skills, especially in DDRs and title notes
-
Familiarity with land records, registration processes, and real estate compliance frameworks
-
High attention to detail and ability to manage multiple properties and timelines
-
Professional approach suited to documentation-intensive legal work
