IndiaLaw LLP, a pan-India full-service law firm with a strong presence across major commercial hubs, is inviting applications for the position of Title Search Clerk in Mumbai. The role involves supporting legal due diligence and title search processes relating to immovable properties, particularly for banking and financial institution clients.

Key Responsibilities:
• Preparing, reviewing, and quality-checking Title Search Reports (TSRs) and Title Investigation Reports (TIRs)
• Conducting title searches and due diligence relating to immovable properties
• Assisting in legal due diligence exercises for banks, financial institutions, NBFCs, and Asset Reconstruction Companies (ARCs)
• Reviewing NPA accounts, security documents, enforcement actions, and recovery proceedings
• Identifying title defects and recommending risk mitigation measures for lending and acquisition transactions
• Conducting legal research and drafting legal opinions, notices, advisory notes, and transaction-related documentation
• Visiting government and local authority offices to collect property-related documents and records
• Extracting and compiling revenue records, mutation entries, property cards, encumbrance certificates, and other relevant documents
• Maintaining organised records of searches conducted, documents collected, government fees, and pending follow-ups
• Assisting Advocates and Senior Associates in preparing title search reports through collation, indexing, and cross-referencing
• Verifying property details, including survey numbers, plot numbers, area measurements, ownership history, and encumbrance status
• Maintaining physical and digital filing systems for search records, client files, and document archives
• Coordinating with government offices, document vendors, couriers, and other stakeholders for timely document retrieval
• Tracking pending document requests and government applications
• Ensuring collected documents are properly authenticated, stamped, and certified as required by banking clients
Eligibility & Preference:
• Candidates with an interest or experience in title search, property law, legal due diligence, and real estate documentation may be suitable for the role.
• Strong attention to detail and organisational skills are important.
• Ability to conduct legal research and work with property and government records is relevant to the position.
